Home Inspection (BACK TO TOP)

A good home inspection involves a certified, licensed inspector going over every detail of your house. This includes climbing in crawl spaces, using testing equipment and developing  a detailed report that not only discusses any issues with your home, but also an explanation of how to use the systems in your home. A one or two-page checklist of home systems based on quick observations is not adequate. Remember, a home inspection is done to protect you from a bad investment, help identify potential problems BEFORE they occur, and provide a guide to operating your home.

At Safe & Sound Professional Inspectors, we strongly recommend testing of the residence for exposure to radon gas. We utilize charcoal test canisters and state of the art continuous monitors to evaluate the risk in the residence. Testing the environment of your home includes testing for the presence of such health hazards including mold, carbon monoxide, lead, radon, pests and water. Especially in older homes, the environmental testing should be taken very seriously as it can adversely affect your health.

 
 

Oil Tank Locating, Testing and Analysis (BACK TO TOP)

Many older homes in New Jersey were formerly oil-based heating systems with underground storage tanks. These tanks were often buried decades ago in yards and forgotten. The EPA recognizes this as an environmental risk and it is strongly recommended that these tanks be removed and the soil tested for contaminates before purchasing a home with this type of system in the ground. If it is determined that soil is contaminated, remediation of the area may cost up to $100,000. Before you buy a home, it is critical that it be inspected for the presence of an underground oil tank by a certified oil tank testing specialist. In the event that a tank is located, it should be removed prior to closing on the property.  If an underground oil storage tank is in use, it should be inspected to determine its condition and soil samples analyzed for signs of contamination.  At Safe & Sound Professional Inspectors, we utilize a tank location and testing service that is an exclusive testing company with no vested interest in discovering any issues.  That way our clients are guaranteed an unbiased evaluation of the condition of the system.

Septic systems are an important part of any home or building and should be tested by a qualified and licensed septic inspector. Did you know that the all FEMA flood maps were redrawn at the beginning of 2007?  Many homes and areas that had not been included in flood zones are now in them.  Buyers, Homeowners and Realtors are unaware and are being surprised when they go to closing and discover that the home is in a Flood Zone. Flood certificates are generally not ordered untill a few days before closing leaving buyers surprised and faced with higher insurance premiums. Environmental Risk Management Reports (BACK TO TOP)

These are reports that allow homebuyers to make investment decisions based on a comprehensive risk assessment within 300 feet (or 6-acre circle) around the building. Where a standard environmental test is limited to the home property, the ERM reports are significantly broader in scope.

 
 

Home Energy Efficiency Inspection (BACK TO TOP)

Energy efficient homes are more desirable because they save money; often thousands over the course of a year. Conversely, home with poor energy efficiency can cost more. When calculating the cost of ownership of a home, energy efficiency is a key consideration.  The U.S. Department of Energy even provides specialized financing programs for homes with high energy-efficiency ratings, or improvements to older homes to improve energy efficiency (See Department of Energy Website)
